“If you build it, they will come...”

One South Carolina developer has taken those famous words to heart, and is poised to add another chapter to the City of Goose Creek’s economic success story.

A developer for over 20 years, Brent Case specializes in retail brokerage throughout the state. Four years ago, it was a land parcel in Goose Creek that caught his eye.

The parcel on North Plantation Drive near Wal-Mart was designated as brownfield, and at one time served as a landfill for post-Hurricane Hugo debris. Despite six feet of dirt--two of which was actual debris--to clear out, Case was undeterred. He knows potential when he sees it.

“I work with a lot of tenants,” said Case, who is President and Broker in Charge of Charleston’s largest commercial real estate company, Coldwell Banker Commercial Atlantic. “They were looking for space, but there were no vacancies in town.

“I always look at a project from the perspective of the renter. If I’m building a shopping center, what would a retailer want? If it’s an apartment building, where would a renter like to live, and what’s an affordable rent?”    

Case envisioned not only a centrally located shopping center to tempt retailers, but also a community gathering spot, which is something he believes the City of Goose Creek lacked.

Goose Creek Economic Development Director Matt Brady agreed. “Part of our efforts center around working with developers across the region and even nationally to get the right mix of food and beverage, retail and service businesses in town,” he said. “We continue to think we are in the sweet spot for development in the Charleston region.”

Four years later, and with the City’s help, the new development named Goose Creek Village is a reality. Presently, a consignment store, dentist, liquor store and vape store are open for business there. Case predicts that several other businesses—including banking and full-service food and beverage—will open by December.

“The city of Goose Creek has been very easy to work with,” Case said. “They’ve made permitting a priority, and have helped to get businesses open and operating as fast as possible.”
